Where tile waste comes from
Three things generate waste on a tile job, and only one of them is breakage.
Perimeter cuts. Every tile that touches a wall gets cut, and the offcut is only useful if a cut of that exact size is needed somewhere else. In a grid layout in a square room, the offcut from the left wall often fits the right wall. In a diagonal layout it never does, because the angles are mirrored.
Obstructions. A toilet flange, a door jamb, a floor vent, a column. Each one takes a tile that gets cut into an L or a U, and none of those offcuts go anywhere. Count them: four obstructions in a bathroom is four tiles, and on a 40 square foot floor that is 8% of the order on its own.
Breakage. Real but small — one or two tiles in a hundred on a normal job, more with porcelain and a dull blade. It is the part everyone thinks about and the smallest of the three.

One point worth spelling out: a half offset and a third offset differ by two points, and on tile longer than 15 inches the third offset is not a choice. Long tiles are crowned slightly along their length, and a half offset puts the crown of one tile against the edge of the next, producing lippage that no amount of levelling clips will fix. Most large format manufacturers now write the maximum offset into the warranty.
Chevron sits at the top of the table for a reason people only discover after ordering. The planks arrive already mitred at 45 degrees at both ends, in left-hand and right-hand pairs. A perimeter piece cut on site loses its factory mitre, so the offcut cannot be used anywhere in the field. You are effectively buying two tiles for every edge position.
Room shape multiplier
Add these to the pattern figure. They stack, and the total caps out at 25% — above that, the answer is a different pattern, not more tile.
- L-shaped room: +2 points. Two extra edges running through the field.
- Under 40 square feet: +3 points. Perimeter dominates the area.
- Large format, 24 in or longer: +3 points. Long offcuts, short uses.
- First tile job: +3 points. The learning curve is paid in tile.
- More than four obstructions: +2 points. Each one eats a whole tile.
A worked example. A 9 by 12 bathroom floor, 108 square feet, laid in herringbone with 6 by 12 porcelain, by someone who has never done it before, with a toilet flange and a vanity to cut around. Base for herringbone is 17%. Add 3 for a first-time installer. The room is over 40 square feet and the tile is under 24 inches, so nothing else applies. That is 20%, or 130 square feet of tile, which at 11 square feet a box is 12 boxes plus four tiles of attic stock.
The same floor in a straight grid would be 10% plus 3 for the first-timer: 13%, or 122 square feet, which is still 12 boxes — but with most of a box left over instead of nothing. That spare box is what you want when a tile cracks in year three.
Large format tile
Anything with a side of 15 inches or more counts as large format for layout purposes, and 24 inches or more for waste purposes. The problem is simple arithmetic: when a 24 by 48 tile needs a 4 inch strip at the wall, you cut 4 inches off a 48 inch tile and throw the other 44 away, because there is nowhere else a 44 inch strip fits.
Two things reduce that. First, plan the layout so the perimeter cuts are as large as possible — shifting the field by half a tile can turn two 4 inch strips into two 16 inch strips, one of which might be reusable. Second, order at 13% rather than 10%.
Large format also demands a flatter substrate: the industry standard is 1/8 inch in 10 feet for tile over 15 inches, against 1/4 inch in 10 feet for smaller tile. Self-levelling compound to meet that is a real line item, often $1 to $2 per square foot, and it is not waste — it is prep, and it belongs in the budget separately.
Cutting is the third cost. A 24 by 48 tile does not fit a tabletop wet saw. You need a rail cutter or a bridge saw, which is a $60 to $90 day rental, and two people to carry each tile to it. Factor a rental day into the plan; it is the step people discover on Saturday morning.
Attic stock
Keep four to six full tiles from the same dye lot after the job. Tile gets discontinued faster than flooring, and a cracked tile in the middle of a floor with no spare means either living with it or re-tiling the room.
Store them flat, on edge in a box, somewhere dry. Write the lot number and the room on the box with a marker — in five years you will not remember which bathroom they came from.
Attic stock is on top of the waste factor, not inside it. Waste is what gets thrown away during the job; attic stock is what you keep on purpose. If you are tight on budget, take the spare tiles out of the perimeter of a closet rather than skipping them: nobody sees the closet floor, and you have kept your matching stock.
Two more things belong in the same box: half a bag of the grout you used, sealed in a freezer bag with the colour name written on it, and a note of the thinset brand. What is the waste factor for herringbone tile?
Seventeen percent is the working number, and 20% is safer in a small or awkward room. Every perimeter piece is a double cut and the offcuts rarely fit anywhere else.
Do large format tiles waste more?
Yes. A 24 by 48 tile that needs a 3 inch strip at the wall throws away 21 inches of tile. Add 3 points to the base factor for anything with a side of 24 inches or more.
Can I use a lower waste factor if the room is a perfect rectangle?
Only if the tile divides into the room dimensions almost exactly and you are laying a grid. Check it on the plan first — the calculator shows the real number the layout produces, which is often lower than the table.
Do I add the waste before or after converting to boxes?
Before, always. Apply the percentage to the square footage, then divide by the box coverage and round up. Rounding to boxes first and then adding 10% buys you one or two boxes more than you need on a large floor.
